Land Surveying

We carry out traditional point to point surveys and produce detailed accurate plans for design applications on small and large scale developments. Accurate survey plans are the starting point for any design.

Volumetric Analysis

Following before and after surveys volumes can be calculated using sophisticated software. Cross sectional drawings are produced to back up the data. Typical applications are earth moving, quarry monitoring and land fill applications.

Measured Building Surveys

Refurbishment of existing buildings and where new buildings are proposed to adjoin existing structures usually require detailed plans and sections of the existing structure. Floor to floor measurements and the thicknesses of structural elements are important factors in the alignment of new works. Trial holes in walls to expose structural steel elements, or excavations to expose foundations can be arranged where necessary.

Building Elevations

We can measure elevated positions with laser technology to produce accurate elevation drawings. Depending on the detail required and the accessibility we use pulse lasers or 3D scanning technology. This kind of survey is often applied when representing a new proposed facade in a street scene and where preservation orders apply to existing frontages. This information will be needed in the design process and provides a record of dilapidation. Movement of such facades may also be a concern during the construction phase. We can monitor and record any such movement with millimetre accuracy.

Building Plans

If you are thinking about extending your property accurate plans of your existing property will help you to decide on the design.  They will be required by your architect and local authority to process a planning application.

If you are simply planning your own redecoration / refurbishment of your home it is useful to have plans which you can refer to in order to design and plan your work. If you are using contractors to carry out the work you will be able to obtain quotes for the same amount of work rather than each contractor’s impression of your requirements. If the work is extensive we also provide design and management services.

This service is also available to estate agents to accompany housing sales.




 

3 dimensional Laser Scanning

Our experienced land surveyors are rapidly becoming specialists in new 3D scanning technology and in turn mastering the representation of recorded data in design software. This is in anticipation of increased demand for more real visualisation of the existing sites and proposed development. Planning authorities are already requesting that 3D drawings are included in small scale applications.

Using the latest technology we are able to produce extremely precise 3D surveys combined with spatial imaging. Photographic images are combined with 3D point coordinates to produce images from which measurement data can be drawn. This type of survey is suited to where 3D CAD models are to be produced of the proposed development. It can provide designers and planners with greater appreciation of the site from their desktop. Industrial applications include the production of 3D models of existing duct work and other systems where new infrastructure is proposed.

As Built and Dilapidation Monitoring

Checking buildings as they are built and being able to make accurate comparisons with the design will highlight any discrepancies at the earliest point in time and should be the approach of any prudent contractor. Other applications include the surveying of “as laid” utilities and production of detailed accurate plans for future interrogation.

Building or surface movement due to subsidence for instance requires extremely accurate surveying and periodic monitoring in order to detect fine movement.

Drain Surveys

We will combine drain camera surveys with detailed level and positioning information. After a geographic ground survey has been produced we will then supervise the camera survey and retrieve relevant data and add it or cross reference it to the plans. This will save your analysis time and give you confidence in your design.
