Braes of the Loch - Highlands Scotland
This project had already received outline planning permission when we became involved. We needed to convert basic sketches into workable construction drawings in order to pacify the local equivalent to building control in Scotland and to provide our client with working construction drawings. The site is in the highlands of Scotland which is challenge enough and to add to this our client is a determined self builder.
The Mansard roof offers a lower ridge height over two floors and creates a timber framed 1st floor contained within the roof space. This will save building the 1st floor in masonry and quicken the point at which the building will become water tight. This will no doubt prove invaluable in this environment.

Rowan Cottage – Trough of Bowland
Close to the trough of Bowland this property is sited in an area of outstanding beauty and so subject to many planning restrictions. This project has had two prior planning applications approved, their purpose purely to increase the size of the permitted development. Our final design involves demolishing all the existing buildings to produce this superior property. Traditional materials and construction methods will let this building become a historical part of the landscape.
Planning Permission Granted March 2010.

Bolton
Originally our client required three town houses or four flats on this land. Pre-application we consulted the local authority who advised us that due to the lack of amenity space for each dwelling our plans were unlikely to be successful. A compromise of two semi-detached houses was eventually submitted. The attics each contain two bedrooms with the use of a structural ridge and dormer windows to elevate the head room. At the rear of the property “dummy dormers” have been proposed due to privacy rules in that glazed units would overlook other properties.
Planning Permission Granted August 2008.
